Tutorial: Build a Perfect Prospect Buyer List with AI
Manually creating a buyer list can take hours: reviewing documents, classifying potential investors, drafting outreach notes, and then organizing everything into a spreadsheet. With a pre-built workflow in Apers, the same process is automated and completed with a single click.

Step 1: Sign In and Access Workflows
- Go to the Apers website and click Try for Free.
- If you are a new user, select Commercial Broker when prompted.
- Once inside, open the Workflows tab and choose Create from Template.
Step 2: Select the Buyer Targeting Template
- From the template library, choose Commercial Broker Buyer and Targeting Prospect List Generator.
- The template is pre-built to:
- Extract information from your OM, rent roll, and T12.
- Categorize buyers into three tiers: best fit, decent fit, and less ideal.
- Create short pitches tailored to each buyer group.
- Search online for actual buyer prospects.
- Save everything into a spreadsheet.
Step 3: Upload the Offering Memorandum
- Click Use this Template and save it.
- Start a new chat inside Apers.
- Drag and drop your Offering Memorandum (PDF) into the chat window.
- Wait for the file to process. When the indicator turns green, the document is ready.
Step 4: Run the Workflow
- Select Buyer Targeting and Prospect List Builder.
- Apers automatically processes the file in stages:
- Understanding the Deal: Reads the OM, extracts the address, and identifies key details.
- Classifying Buyers: Places potential buyers into tiers.
- Tier 1: Closest fit, e.g., local multifamily operators.
- Tier 2: Reasonable fit, e.g., family offices, smaller funds.
- Tier 3: Less ideal, e.g., large REITs or out-of-state funds.
- Creating Draft Pitches: Produces different versions depending on the buyer category.
- Finding Prospects: Searches online and lists potential buyers, including links to their websites and examples of relevant deals.
Step 5: Export the Buyer List
- After the workflow finishes, a new Excel spreadsheet is created.
- Open the file to review the output, which includes:
- Buyer names
- Website links
- Tier classification
- Notes on why each buyer was selected
